What they said
Green Brick Partners reported mixed Q2 2026 results: net income declined 9.5% YoY to $74 million and diluted EPS fell 8% to $1.70. The company closed 1,047 homes with home closings revenue of $472 million and an average sales price of $450,000. Operational positives included a 19% YoY increase in net new orders (1,079), a 6% increase in average selling community count to 108, a 10% increase in monthly sales pace to 3.3, and low cancellation rates (7.8%). Homebuilding gross margins decreased 150 bps YoY to 29.8% but improved 90 bps sequentially; discounts/incentives rose to 8.8% of closings and were 9.1% on net new orders. Trophy Signature Homes drove order growth and represented an increased share of backlog (44% vs. 26% prior year), contributing to a lower average backlog ASP and lower overall closings revenue. Management announced an internal leadership change promoting Jed Dolson to Co-CEO effective October 15, 2026. Management emphasized a strong balance sheet, land strategy, diversified product portfolio, and confidence in long-term outlook while acknowledging affordability and interest rate headwinds.
Guidance
No formal numeric forward guidance was issued on revenue, EPS, or margins. Management provided qualitative forward-looking remarks: confident in long-term outlook; expects community count to continue increasing toward the end of the year; 2026 described as a foundational year to execute strategy and accelerate growth; mortgage capture rate target of ~70%-80% as the mortgage business rolls out to additional markets.
Risks flagged
Management repeatedly cited macro and housing-specific headwinds: elevated interest rates, affordability pressures, consumer confidence concerns, spotty demand across markets (notably Atlanta), increased discounts and rate buydowns pressuring margins, and a 24% YoY decline in backlog revenue. The company also referenced material risks in its press release (not detailed on the call).
