What they said
PulteGroup reported a solid Q2 2026 with year-over-year improvement in net new orders (up 6% to 7,536 homes), build-to-order mix gains (45% of orders, up 500 bps YTD), reduced finished spec inventory (1.3 homes per community), and regional strength led by Florida (orders +19% YoY). Management emphasized disciplined M&A (tuck-in preference), ongoing transition to a 60% BTO target (on track for next year), continued cost control (noting ~5% YoY lower vertical costs), and prudent capital allocation (low leverage at ~12% debt-to-capital). Incentives improved (incentives on closings down ~50 bps sequentially) but remain elevated; management expects incentives to remain elevated amid affordability pressures. Management reiterated full-year guidance and highlighted operating cash expectations with an inventory-driven cash tailwind in the back half of the year. The company confirmed progress on an ICG divestiture and remains engaged with advanced manufacturing partners.
Guidance
Management reiterated full-year guidance: gross margin guidance band noted previously (around 24.5%–25% range, with commentary not to assume the high end), SG&A guidance of ~9.5%–9.7% for full year, maintained operating cash flow guide for 2026, and reiterated expectations for community-count growth of ~3%–5% for the year (previously guided). They also restated plan to reach ~60% build-to-order (BTO) mix likely sometime next year.
Risks flagged
Management called out multiple risks: elevated but variable incentives tied to affordability and macro/global events, commodity cost pressures (lumber, oil/asphalt/diesel impacting development costs), potential integration risks from M&A, uncertainty around ICG divestiture outcome, and general macro/consumer demand variability. They also referenced standard SEC-listed risk factors in filings.
